An Electrical Installation Condition Report (EICR) is a comprehensive safety inspection of your property's fixed electrical installation. It covers the consumer unit, wiring, sockets, light fittings, and earthing arrangements.
The inspection has been mandatory for landlords since June 2020 under The Electrical Safety Standards in the Private Rented Sector Regulations. You must have a valid EICR, provide a copy to tenants within 28 days, and submit it to your local authority if requested.
EICR observations are coded C1, C2, C3, and FI. C1 means danger present — immediate action required. C2 means potentially dangerous — urgent remedial work needed. C3 is improvement recommended. FI means further investigation required.
A C1 observation could be an exposed live conductor or missing earth bonding. Your electrician must make this safe immediately or recommend isolation. C2 observations might include no RCD protection in a bathroom or an overloaded circuit.
If your property fails the inspection with C1 or C2 observations, you have 28 days to carry out remedial work and provide evidence of completion to the local authority and tenants. Failure to comply can result in fines up to £30,000.
Many letting agents and insurers now require EICRs before they will manage a property or renew a policy. A valid certificate with no C2 or C1 observations is increasingly seen as the minimum standard.
